Text Box: The NY Athletic Club owns and operates their club house on Travers Island in Pelham Manor, Westchester County, NY. This 47,000 ft² building consists of three floors plus an attic, and was constructed shortly after 1900. The building’s appearance was altered as part of the renovation with great sensitivity paid to the architectural details. A complete gut renovation was performed for the 1st and 2nd floors, whereby K&L designed new HVAC, plumbing, sprinkler and electrical systems for the renovated areas. A new commercial kitchen was constructed on the 1st floor with full MEP support systems. The heart of the central plant consists of a 2-pipe dual temperature water system. An outdoor air-cooled chiller supplies chilled water during the cooling season. Hot water is produced in two converter heat exchangers by boiler steam in the heating season. HVAC and sprinkler work needed to be carefully integrated into the construction in order to maintain the building’s delicate aesthetics. All exhaust fans, including those for kitchen exhaust, were installed in the attic and thereby hidden from sight. In stealth fashion, all exhaust duct terminations were cleverly hidden inside an array of chimneys on the roof. The HVAC systems were specially designed for low ambient acoustics, particularly in the numerous dining areas. The design was successfully implemented in the field and, as a consequence, noise levels in the dining rooms and Ballroom are not at all perceivable.
